This 50-unit independent living seniors’ apartment complex in Edmonton is a three-storey wood frame structure with below-grade heated and secure parking. There are 47 one-bedroom suites, including five barrier-free suites, as well as three two-bedroom units. Each suite is complete with a full-sized kitchen, in-suite storage, large living area, and covered balcony. The exterior of the building matches the adjacent existing seniors’ lodge and seniors’ apartment on the site. There is a covered walkway that connects all three buildings, providing residents with access to all buildings and amenities. The amenity spaces within Rosslyn Terrace include a two-storey common area complete with a full kitchen; sitting areas on each floor; laundry rooms on the main and second floors with open common areas adjacent; and an enclosed, lockable common area on the second floor.

There are 42 underground parking stalls in the heated parkade and 17 parking stalls at the rear of the building. The main entrance features a large, welcoming exposed wood canopy overlooking the spacious neighbourhood green area. The many energy-efficient features include an HVAC recovery system, triple-glazed windows, and energy efficient wall and roof assemblies. Rosslyn Terrace was completed in 2012.
