This project is a new mixed-use building which includes offices for a professional engineering firm on the main ﬂoor and three 1-bedoom apartments on the second and third ﬂoors, for a total of six 1-bedroom apartments. There is also an outdoor amenity space at the rear of the site of 45 m2 in area. The gross area of the development is 721.4 m2 (7,765 ft2).
The professional office will consist of a variety of spaces including reception areas, two offices, a boardroom, kitchen, and service spaces. On the second and third floors, two of the six apartments will include a den and additional powder room. There will be a small outdoor amenity space by the northwest rear entrance of the building that will be approximately 10.4 m2 in area.
Additionally, a roof top patio will be provided on the second floor of the residential portion of the building, as well as two private balconies for the southwest apartments. The site will be completely re-landscaped with a variety of new trees, shrubs, grassed areas, pavers, concrete sidewalks, and asphalt. A public area has been incorporated into the site along the rear property line. The inclusion of this amenity space allows for residents and staff of the building to have a protected space that can be enjoyed by all.
The architectural language of the mixed-use development is achieved through the incorporation of bright colours, metallic colours, and wood tones. The exterior materials, such as metal cladding and stucco, complement the entire building and add dimension and depth to the front façade.
