4311 Centre

4311 Centre

Red Deer, Alberta

4311 Centre is a new four-storey office and retail complex in Red Deer. Located on the site of the former Inland Concrete plant, the new complex contains units for retail/service outlets on the main floor with office space on the three remaining floors. The third and fourth floors are leased by a single tenant, and the second floor is designed for multiple office tenants.

There is substantial underground parking for staff as well as ample customer on-site parking. This project was an excellent use of a former industrial site. It is located in the downtown region and re-used vacant industrial land; thus, no farmland was destroyed, limiting urban sprawl and reclaiming an existing site.

An extensive traffic impact study was required for the project, and traffic flow has been improved by the new accesses to the property. In 2022, Berry Architecture completed tenant fit-ups for main and second floor tenants.
